Stephen "Steve" Mudge is President of and co-owner of Serrus Capital Partners, Inc. based in Greenville, SC. Serrus formed and manages Serrus Real Estate Fund I (Fund II will launch in early 2011). Both Funds acquire and manage distressed residential, mixed-use and resort properties primarily in the Carolinas. Steve also provides consulting services to residential, mixed-use and resort properties internationally through Evergreen Associates, LLC.

Steve was Executive Vice President, Mixed-Use and Residential Development for Ritz-Carlton and Marriott International (NYSE: MAR) from 2005 - 2009. Steve reported to Jim Sullivan (EVP - MI) and Simon Cooper (President - Ritz-Carlton) and is a member of the Ritz-Carlton's Executive Committee. He also served on Marriott's Hotel Development Committee and Asset Management Advisory Committee. Based at corporate headquarters in Bethesda, MD, he had overall responsibility for mixed-use and residential developments for Ritz-Carlton and other Marriott brands internationally. During his career, he has been involved in all facets of resort, second home, master planned and mixed-use communities earning a reputation for professionalism, innovative thinking and team leadership.

Prior to joining Ritz-Carlton and Marriott in 2005, Steve was Vice President of Planning and Development for Centex Destination Properties, part of Centex Corporation (NYSE: CTX). He began his career with Centex Homes in 2001 as Division President for the Lake Las Vegas Division. His duties were expanded in September 2001 to include the Central Mountain Division. When Centex Destination Properties was established in 2002 as a separate entity within Centex Homes, he assumed responsibility for the resort and second home business for all of the West Coast States as Division President of the Pacific Division.

Named Vice President of Planning and Development in 2004, he led a national team responsible for assisting Centex Destination Properties’ four operating divisions with acquisitions, planning, entitlements and land development. These are properties that are lifestyle oriented and include the central feature of a championship golf course and club, a spectacular mountain setting, a remarkable lake, river or a beautiful ocean view.

Prior to joining Centex Destination Properties, Steve was with Greg Norman/Macquarie Bank’s Medalist Golf Developments, where as Vice President – Project Management he was responsible for due diligence, planning, entitlements and project management for the Wild Heron and Savannah Quarters communities and Norman Estates projects in Florida and California.

Steve holds a BS degree from Clemson University. He has been/is active in numerous organizations and clubs, most notably the Urban Land Institute; Surfside Beach Area Rotary Club, as a past-President; Clemson’s Walker Course, as a member of the advisory board when the course was built; as a founding member of Clemson’s Real Estate Development Advancement Board and Thornblade Club. Steve is a native of South Carolina and the father of three children. He and his family reside in Greer, South Carolina.
